Studio
5 completed the design development and construction drawings for this
adaptive re-use project. The task was to convert this historic building,
which in the past was used as a neighborhood wholesale meat, fruit &
vegetable market, into a commercial building containing upscale retail
shops. The building, located at the southern tip of the Gateway Center at
Bronx Terminal Market project, had fallen into disrepair and the
neighborhood viewed it as an eyesore. The concrete exterior and
superstructure of the building was salvaged, but both structural and
aesthetic repairs were necessary along with new storefronts and canopies.
The distinctive lettering inset into the façade was also refurbished. The
building renovation, which was designed with several environmentally
sustainable, or "green", design approaches and building systems, was
subsequently awarded the LEED Silver rating by the United States Green
Buildings Council (USGBC). Some of the "green" building strategies
employed were; highly reflective/high emissivity roofing, reuse of
existing building components, specification of local/regional building
materials, thermally efficient building envelope and specifying
low-emitting/non-VOC building materials. |
