Vornado Realty Trust had a problem. They needed to renovate a 50 year old ten-plex movie theater, a very well known and well visited entity in the County for decades, into a leasable space for anyone but a movie theater.

The building was a mess of cut-up spaces … a result of three major additions and renovations over many years. The original auditorium and its massive balcony were broken up into five small theaters. Virtually all of the floors sloped, either for the seating or between theaters to meet grade conditions.

For solutions, Vornado turned to Studio 5 Partnership. We created a set of background documents and a series of schematic drawings to attract a prominent tenant to the space. After several rounds of brainstorming and sketches, the building was leased to 24 Hour Fitness, and Studio 5’s mission was to create the Core and Shell documents for the conversion.

Together, Vornado Realty Trust, Studio 5 Partnership Architects, SMA Architects of Allen, Texas and March Construction Associates performed the renovations. The grand auditorium that once held 1,600 moviegoers is now a full-size basketball court. The once massive balcony is now a five-tier cardio stadium with great views of the court. Theater 10 is now home to a three-lane lap pool and the snack bar is now a double racquetball court.

This incredible makeover was also a substantial job creator. During construction 600 people were employed. Post construction statistics are 43 full-time employees and 60 part-time employees. In the past the movie theater was seen as a place of enjoyment. 24 Hour Fitness hopes to keep that tradition going.
