The design fills the entire parcel, nominally 200 feet by 100 feet and consists of a full basement floor for retail use as well as building services and three above grade floors of vertical retail.

Studio 5 worked with Kimco, their development partner SigFeld Development and Ripco Real Estate to plan the project and develop the building facade. Part of the planning allows for the future construction of a fourth floor for either office or restaurant use.

The facade mixes precast, brick panels with architectural detail and colors that blend and compliment the residential brickwork of the neighborhood with contemporary metal panels that permit signage to be added and removed without damage to the brickwork. In addition, the ground level boasts large sweeps of mullion-less glass storefront to allow the interiors to be readily and pleasantly seen and enjoyed by window shoppers on the street. Banner blade signs allow artwork from local artists to be displayed and a corner element allows large graphical signage to be displayed and backlit to add visual excitement day and night.
